When I asked a similar question for mn someone in Seattle suggested looking on thumbtack or task rabbit.

I don't know idea if it is a good idea for Goshen (i don't even know where that is!) But thought I would pass that suggestion on. YMMV.

i would suggest confirming insurance in addition to the usual reviews and such.

i hear to avoid LG and Samsung appliances due to likelihood of break down and cost of repair.  What do you think? 

Agree with the others. If first rehab and out of state and no trusted team or at least boots on the ground, this is going to be extremely risky and tough to make work.

if you go through with the deal anyway, best of luck and  suggest you also plan to travel there (maybe multiple times) to scope and then check on the work .  Preferably before the last big checks are cut to whichever contractors.

I heard Geico is closing all offices in CA but will still sell policies online.  In case that's helpful.

@Clifford Sargento The CA state-wide rent control doesn't currently apply to all buildings.  You would want to check to confirm if it is, and if not you would be able to raise rents more than the cap.  Also, some cities has its own rent control laws, so depending on where the property is, a more restrictive rent control may apply.
