I would suggest checking reviews, then interviewing, and checking references.  

You can also ask for some similar properties that they manage, and do a quick drive by in person or on google street view to see how they look maintenance wise.  Can also check out how they market available properties.  Don't disturb the tenants unless you have permission though.  Be aware of that property managers are not cheap. My experience has also been that their vendors can be based on how convenient it is for them, and not necessarily based on best value.  

Yes, agree screen the cousins. You can ask them to pay for the background check.

how do you think things have changed, or not, with inflation and economic slowdown and whatnot this year?

Thumbs up on Fulton Realty, by the way.  Really investor friendly.  They don't manage properties though (at least not as of 2021 when I spoke with them)

Same question - what property management company do you use?  That pricing structure seems to better align between owner and property manager interests.

Also our current property manager is good, but their vendors are high and they charge a substantial coordination fee each time.  We are new to investing, so we were surprised.

Wow.  Sounds like you had very extensive storm damage to the home.  Glad insurance covered it.   Which insurance companies would you recommend?

How important is it for the remodeler to meet with the adjuster?  For us average homeowners.  

@James Hamling our deductible was high and we didn't know about the mn requirements on insurance premiums.  Oops on our part...

@jerry v what do you check for when evaluating which materials?  For example, for asphalt shingles a contractor told me that need not pay for brand name ice guard and which underlayment as long as what is used meets astm standards.  Which shingles mattered.  We had no idea bout flashing or roof.vwnt types or what not.
