You're probably right.  Call them on it.   Ask open ended questions to them and make them explain why they are asking and acting the way that they are. 

I am not sure what issues you are having, but if someone wants to get out of a late fee, ask them Why the feel that they should be let out of the fee?  If they are acting rude, inform them that their negativity isn't necessary and that you're trying to come to an agreement with them as an adult and you'd appreciate if they would work with you instead of against you.  Be direct.   This takes time and practice.   I'm a small lady too... but they don't mess with me :)   You are in charge, take charge of the conversation and situation.

People's past behavior is the best prediction of how they will act in the future.  That being said, I work in law enforcement and hear it all of the time.  "this time I am going to do right"  and sadly that usually isn't the case.  

I wouldn't rent to them.

I am hoping to add three properties this next year.      I am working on getting my financing set up to purchase a duplex at the beginning of the year.  I am not near as adventurous as some of you.  :)   I am in the Des Moines area.

Thanks everyone!

As far as the term goes, I wasn't given too many options on a $26,000 real estate loan.   Plus since I have no track record of being successful, I am glad they took my honesty and integrity and took a chance on me.  They already said they want to do business again in the future, so that's an excellent thing!

I am good at screening people and I will be very picky.  I have worked in corrections and law enforcement since I was 21, (28 now)  so I have some skill in reading and dealing with people.

My next plans are to get another property, but I have to let my down payment build.  I put aside $1300.00 per month.  It's not huge, but slow and sure is better then sitting on the sidelines.

Honestly focus on finding the deals. If you have a deal buyers will find you. Networking is important but don't wait to get started because you don't feel you have an adequate list. If you find a real deal and understand truly what constitutes a good deal you will have no issues finding a buyer.

I'd love to find a duplex in Des Moines as my next property, but I just don't think its going to happen.  Currently they are all over priced.   @Nathan Nickles I am not looking to purchase anything til after the first of the year, as I just closed one one, but keep me in mind and send me your stuff, maybe we can make something work!

I pulled the trigger.  I closed on my first house last week.  Used a smalltown bank to finance.  

The home cost 31,900.  VERY motivated seller, had originally listed it at 49,000.

I don't have the figures in front of me, but I had to bring about $4500 to the closing table.  I am financed at 5.5% on a 10 year loan.   Puts my payment just under $300.00 per month, and I have to pay the annual taxes and insurance which add up to about 1800 on my own.  

Sure a 30 year loan would of been ideal, but it's a smaller amount of money.  Also, I will have it paid of quicker with the 10 year loan!  I was just happy to get financing, starting out as an investor everyone knows how difficult that it can be.  Plus even if the place sits empty, I can swing $300.00 without any issue, even for an extended period.  

The home will rent for $685.00 once I get it ready.  All it needs is mopped, windows cleaned, and appliances. The home has new paint, new carpet, could use new cabinets at some point, and all new windows.    Fridge is delivered tomorrow, so I will start showings Wednesday! 

I am a single mother of two, and I am very proud of myself for getting this done :)   my goal is to give my kids the best future that I can <3  thanks for all of the podcasts, and everyone that posts on here.  I read and learn so much every day!   I look forward to my next deal, which will probably be early next year!

I'm a single mother with two kids. I always have my .380 kel-tec that I can conceal on my small body frame. If we are out, I have it. I also have a smith and Wesson mp 40. It's too big to conceal on my body. I have it ether in my handbag or in my car locked when we are out. I work in corrections and sometimes, though rarely run into some people who aren't my #1 fans. I may never need it, but I'd rather have it then not. I'm not going down without a fight. :)
