The property I own ( I've only got one so far :) ) had sat on the market for a while.   I think it was originally listed around $50k.   It wasn't worth $50k to me, but it would make a nice little rental.  It wasn't a big house and it needed very little work.   I pretty much just added smoke detectors, cleaned it real well, added some shelving and smoke detectors.   I offered I think high 20s, and we agreed on 30,900.   With 2k for closing assistance.      Perhaps no one wanted to offer the seller what the true value on the property was... or perhaps the seller was just sick of sitting on it.   Either way, I got a great deal!

Well, I ended up asking her what she wanted me to do. Never responded , then she asked again today. I told her that I would not be replacing them but if she wanted out of the lease id be willing to do that

My tenant is complaining that the cabinets smell bad. The home was well cleaned when they moved in... I never noticed a smell? Anyone ever heard of this?

 Sometimes in real estate you've just got to pull the trigger.   This is one of those times, file that dispute NOW. 

Why why why are you being so understanding to a company who is ripping you off? 

What do you think it will accomplish by waiting on their terms? have their terms been favorable to you at any point?

The longer you wait, the more of a chance you will lose out.   

You're last post shows a big issue... You're emotionally attached... You "love" it. No amount of "love" make numbers work. You won't be loving it once you're underwater.

I do it the same way... Schedule several at the same time. I love it! I havent done the call ahead thing ... I'll have to do that next time

I had to do a Deed In Lieu in 2012 on my primary residence.   Divorce, neither could afford it on our own, bought at the top of the market, couldn't sell.     Since then, I haven't had a blemish on my credit what so ever.  I have no credit card debt, just student loans which are paid just like they should be.   My debt to income is very low.   I found two portfolio lenders that will lend to me.  I just have to put down 20-25% and the deal has to make sense to the  lender 20-25% in my market is around 8-10k.

I don't know of any hard money lenders, but I do have two portfolio lenders in Des Moines.
