Summited Offer on property today

I got a call Sunday evening about a property. I was told the property was 1 acre with a pond and two homes. So I looked it up on the counties website and Zillow just to get a idea. I was told one was livable and the other one needed some work to get it ready. Asking price was 80K. Sounds good right?

Well I arrived at the homes which you could not see since the yard had weeds 10 feet high. I went in the livable house which was not livable all sub floors rotten, mold all over, windows busted out, roof had a hole in it, HVAC system missing not to mention everything else. So I proceed to the other house it was a single wide trailer that looked like it was build in the 40s with a tree about 15 feet high growing up though the roof.

So I call the owner back and tell him the single wide was not worth anything to me.(I was told they were both stick build homes) Then I proceed to him that I will not be able to offer him anything close to what he wanted.

So I offered him 20k and he told me he would let it rot for that price so I told him I think you have already done that sir.  LOL
