Dad doesn’t want to leave. Which would solve everything. He also won’t be able to afford the rent.

I have 3 tenants. All on the lease. A young woman, young man, and the young mans father. The couple is nice, and make more then enough to afford the place. The father was clearly a freeloader. Last night the father and son got into a fight and it sounds like police were called. I am waiting to see a copy of the police report. The dad got the restraining order first so the couple cannot stay ( clearly legally the young lady can, but she doesn’t want to). They Are 3 months into a year lease. Any advice. I wouldn’t mind keeping the couple. This is a c-d neighborhood. Lately more of a d. The home is nice but the neighborhood sucks.

@Justin Wren  I like to listen to the Rich Dad radio show, as well as Zig Ziglar.    Not direct real estate, however Zig is very motivating, and Rich Dad talks about current events involving money.

 I would start with podcast 1... and listen to all of them.   Those will give you a basis of knowledge and get some Ideas flowing.           Good luck and welcome!

I have a single buy and hold property currently.  I have some money saved, and I save about $1200 a month towards my next purchase.   In my area rent rates aren't so much affected by the sales market, so as long as I buy the property at the right price so the rent makes sense... I will be okay on my current house and future ones.   But I wouldn't mind a downturn just so I could buy something! stuff right now is pretty over priced here.

If you have other options, pass this up.   First talk to the current landlord.  Maybe they feel they are being harassed because they follow a procedure where if they don't pay rent on the first, there is a late fee on the third, and a notice to pay or quit on the 5th..... and they feel they should have half the month for a grace period?       Sounds to me as if they like to play the victim card.     They could have just said their current situation isn't working out.. instead of claiming harassment.     

If you do go with them, get the cosigner.    If they do make 3 times the rent, make sure they don't have huge car payments and credit card payments that will still kill their income.

I got a message that my tenant was in the hospital due to being in a car accident.   It was a lie.    I'm not being heartless, but bills are still due when they are due.  I started searching facebook and figured it out pretty quickly and began the eviction process.   

Call the company that holds the note on the property and say that you'll make the payment as soon as the tenant who is in the hospital pays you.  See just how empathetic they are?
