Hi all,

I am a licensed agent in CA looking to wholesale on the side to build capital and eventually do fix and flips. I would like to know if any wholesalers has ever partnered up with flippers on off-market deals and instead of assigning the contract, they partnered up with the flipper/cash buyer for equity instead and got paid when the property is fixed up and sold.

I appreciate any input. Thank you in advance!

Sincerely,

Maj

Hello guys,

I hope you're all doing well. I have a newbie question. I started wholesaling to start building my capital and start my investing journey.

I was wondering if any investor have experienced partnering up with a wholesaler but instead of paying the wholesaler an assignment/finder's fee, the wholesaler got a share in equity and got paid after the house is fixed up and sold.

Would appreciate you guys' input! Thanks in advance :)

@Mallie Messri Hi Mallie,

Thank you! I'm so excited. And thanks for all the advice. Nice to meet you on here, by the way. I'm in SoCal too and planning to start working as an RE Agent but would it still be possible for me to wholesale while being an agent? I understand there will be conflict of interest between me and my broker. If I can't then I had to choose which one I really want to do. But I'd like to do both. Any thoughts on my situation? Thank you in advance.

@Joe Homs Hi Joe,

Thank you for your input. I'd like to also know if it's okay to both be a wholesaler and a real estate agent? I'm planning to start my wholesale business and create an LLC but worried that it'll affect my journey as an agent. Would appreciate any advice regarding this!

@Justin Reed Hi there,

Do you need an LLC to do direct mail? Could you recommend some software for doing direct mail?

@James Allen Hi James,

I am now watching videos on YT on how to get the ARV on any house. I thought it was just that simple to get a rough idea of the ARV. Thanks for the info and advice!

@Jerryll Noorden I like the idea of creating my own website for leads. I literally just started my wholesaling journey this week. Could you direct me to resources about creating wholesaling website? I don't have an LLC so I'm not sure if that will matter? Thank you.

Hi there,

I just got my RE sales license yesterday (finally!) and want to do wholesaling as well. I am currently researching markets I would like to focus on and got Knoxville and Cleveland, Tennesse in mind. I'd like to know the estimated ARV in these areas for houses with:

2 bds/ 1 ba

2 bds/ 2 ba

3 bds/ 1 ba

3 bds/ 2 ba

4 bds/ 2 ba

Just gathering some information for when I start cold calling leads. I'd really appreciate any help and suggestions!
