No, you are not crazy for using it. You would be crazy not to!

With that said, I would be conservative, especially at first. Don't overextend yourself or get to where you can't sleep at night worrying about it. RE investing should be an enjoyable experience. Most of the time...

Personally, I only hire a lawyer when absolutely necessary (setting up an LLC, legal issues with tenants, etc.). I'm sure lawyers will tell you that you should use one for every lease or paper you sign, but I think that's a little crazy. Of course, you don't need a lawyer until you need a lawyer...

Welcome, Oscar! I'm active duty myself (Navy not Marines, but Semper Fi anyway!). I wish I had executed your plan at the beginning of my career instead of halfway through. Good advice that the numbers may not always work at every duty station. If not, just sock away as much as you can and pounce on the opportunity after you move.

That base in VC is called Port "Hueneme" (WHY-KNEE-ME). Just spent five years there. Not a bad place, but I call it the armpit of the coast, being right in the middle of Malibu and Santa Barbara. The PCH is the most spectacular drive in the world, though!

I would say the best rule to follow if there is any doubt is what we call the "buddy rule" in the military. Basically, never go somewhere alone. There is an old saying that one Marine is easy to kill, two Marines are hard as hell to kill! There are so many reasons this works (also helps reduce the number of bad decisions exponentially!), but simply following it is the important thing.

Welcome! I'm active military stationed in Germany as well. DC is not a bad place to have a house, especially if you intend to return. I would weigh the transaction costs of selling and buying again before pulling the trigger.

Welcome aboard! I'm active Navy, currently in Germany. I'm also from Kansas, went to undergrad at K-State. Go Wildcats!

Getting a turn-key rehabber along with a good property manager would be my advice. Not easy, but once you find your target market, it's possible. Good luck!

Excellent point, @Matt Devicenzo! The military is about as stable a paycheck as you can get, but that doesn't mean you shouldn't have any savings.

@Jason Minnich, I'm not sure there is a large possibility the military pay will be delayed. I only have 17 years in now (including more than one gov't shutdown), but I've never missed a paycheck. It's the worst press a congressperson could get to have the military not get paid, especially when you have troops in harm's way.

With all that said, the DoD is supposed to be back to work on Monday, including all civilians, so it should be a mute point now.
