What technology would help your investing?

I'm a website developer for a living and I will be purchasing my first multi-family in the next few months. I was looking at a local foreclosure list and found it very difficult and time consuming to find the houses in the areas I'm interested in and quickly see what it looks like. So I developed a website that plots all the houses on a map, shows the Google maps view, has has a link to the aprasil if avaible. Now instead of spending an hour searching through a list of 100+ I can quickly go to my map and see the houses in the areas I'm interested in.

So what technology would help your real estate investing? Here's some general possibilities to get the ball rolling:

- Additional features on existing property management systems

- Automated offer system

- Map of foreclosure lists in your area

- Automatic NOI, Cap Rate, ROI, calculation from houses on the MLS

I'd love to hear your ideas. I might just make it for you!

Here is what I need...I will list major features

MF1. a real time map of properties showing asking price vs ARV (Zillow price,tec.).

MF2. I need to be able to filter by percentage (asking price/ARV), bed, bath, exterior type (brick, vinyl)

MF3. apply mortgage (p&I by rate) to rentometer estimates. Rent/mortgage payment

MF4. filter by year built, zip code, neighborhood, 

MF5. Real time alerts and notifications when a set criterea returns a result.

MF6. Dependable data, good luck finding a data source with accurate data on property features.
