 Agree with the last response (advertise if presentable). From experience, there's only so much imagination people have & first impression is everything!

Yep. Does your realtor know a good attorney?  Best to get that confirmation from an expert.

Your agent should be advising on that. If your are using FAR-BAR, Can cancel within the inspection period.
