Just get her to pay some utilities or groceries my man !

Maybe, ive done that. Really helps bring out the face of the house. 3200 is steep though.

Yeah i feel you on deducting the damage for the vanity mirror. But it really isnt such a big deal, ITS JUST A MIRROR. Go and find one at a garage sale and move on i'd say.

Yes, that low monthly payment and low down got the buyer really motivated. Tired of renting and wanted a home, so that was the best they could do. She was really excited but any little thing would make them jump. ehhh.

Greg, yeap im thinking same. If i want to close with this buyer and not stall the sale i'll have to try to complete as best as possible. I saw a house down the street that sold, and before closing the seller was out on his driveway making patches and repairs and i found that ODD. now i see why, his buyer must have been FHA too.
the driveways are uphill so makes it a bit complicated.

@Jay Hinrichs Yes, i think that'll be my main option. I want to move on to another project. I tied up this house to soon, i should of waited to see what else was coming my way. Besides the drainage of water coming down, the house was completly gutted and redone.

I'm thinking maybe i will just have to go back in there and make repairs though. My cuzzo drives dump trucks and he said maybe with a couple loads of asphalt and his skid steer we can fix. and about drainage, i saw a neighboring house have a PVC pipe coming down the side of it carrying water from the top down to street. lol idk

@Chris Mason Always a great help Chris, Thank you. I see that now, the house itself is technically brand spanking new., never would i have thought that the "corroded Driveway"or "drainage" would impact me.
