Dude, I just got married last year at 26 and think I could have waited longer lol but 21 is pretty young. you sure you want to get married that young? 

And man just go for it, if your wife is not up for it right now, she will be when she starts seeing the profits. Its now or never.

@Jean Joseph Whats the big deal on letting tenants go on BP? even with a long term lease i'd be more than happy to let them go if they were a trouble tenant, return their deposits and start fresh with a new tenant asap. I do only MTM terms for this reason. I guess if you have mortgages on these houses it becomes a pain to pay the payment but who cares pay it and move on to the next.

@Andrea Townsley Nope, he says it was remodeled. It is not a brand new home for everything to be up to par. Thats not slumlord but whatever floats your boat. School of hard knocks like they say here. You cant be going around catering to every little demand tenants make. Set expectations from the start. 
How the hell is he supposed to know there are roots in the drainage ?

@Account Closed You messed up too by catering to them on your repair crew. It should be you and only you that decides who does the maintenance on your property. if they don't like it, that's there problem. IT IS YOUR PROPERTY and you get to run the business the way you see fit.

My first ever tenant was my cousin and her husband. I had seen multiple times not to rent to family/friends but i did it anyways. Horrible decision. I was cool with the guy beforehand but as soon as he became a tenant, things went sour. Picky Picky Picky. I had to non renew the lease at begging of this year. 

I had a vacancy come up on another one of my rentals and i posted it. My  buddy hit me up and wants to rent it. I flat out told him no, that business was business and friendship was friendship.

Older houses need repairs always. You needed to show them what is wrong before they move in and get them to acknowledge it. You need to get them out immediately and get new tenants in there and maybe charge less in rent if you are charging market rent. These tenants are taking you for a fool and will always constantly complain about everything no matter what you do. If they want perfect, tell them to go buy their own darn house.

They have taken you for your weakness and kindness.

In texas, the redemption period starts after the Sheriff Sale. 6 months on non homestead and 2 years on homestead.

I'm straight up mexican or chicano whatever you want to call it but i find it crazy to call yourselves privileged just because you're white. I'm sure most of BP would agree. We each create or build our own wealth, i'm not about that life were i'd be blaming others for my misfortune. That is where this "white privelage" came from in these last few years, others blaming and pointing fingers for THEIR misfortunes.
