Hello BP, 

I have been buying and selling real estate now for several years now but as an investor. For the most part, I buy and sell from the tax sales and trustee sales of the courthouse steps. I buy and sell mostly as is. I used to call this wholesaling but I guess this isn't the correct word, what I do is wholetaling. I have done some complete remodels as well, and sold to the public with realtors. My last project I started back in January, but didn't close till August. I Had some appraisal issues(FHA) that I had actually posted here in BP. After paying commissions, I actually lost money, which left a bad taste in my mouth. First time ever losing money in RE.

A real estate broker i do biz with and used to work for as an assistant, told me maybe having my license would hinder me, possibly, because of all the regulation around it. But other than that it might be good for me. I never brought up the point about him bringing me under his wing. 

My next plan btw, is to start building new houses from ground up, to much bs in remodeling.

What are your thoughts on this BP?

I think wholesalers(the good ones/educated) offer a good service. If the WS can close it quick and find an end buyer in less than a month for a desperate homeowner in cash, that's a good service in my eyes. Most of these homes wouldn't even be able to be sold in the MLS do to condition. This last house I sold through a realtor took fuc**** forever. contracts fall through, inspections, appraisals and all that BS that comes with it. almost 6 freaking months through the process.

@Kris Russell it happes, don't feel bad. I had the same thing happen to me on this last flip i did. Ended up getting a cash offer from an investor at exactly the price I was all in and i took a lose after commission , transaction fees. first one for me, but i had interest I was paying so if I was to hold on to It,  be loosing a whole lot more. Learned a lot !

At my personal residence, I am having a bit of trouble with Hot water. Maybe you all can make some input. Hot water comes on and off randomly,almost like if there is very little of it in the water heater. like literally when I turn on the hot water faucet nothing comes up. I turned on and off the water heater , and it seemed like it started working again for a couple weeks. Now the same thing is happening. Do I have a leak somewhere or do you all think its a bad water heater ? gas water heater I bought used about a year ago?
