I would partner with a few of my contacts mainly skilled workers to cover my weakness and blind spots. But my goals and vehicles to get there are different than yours.

Have an attorney draft up an air tight partnership and hold everyone accountable.

Don’t fail.

It never hurts to get more experience but if you need the capital bring them on and let them know There is a chance of losing money. Consider the brrrr strat.

Contractors on the BP are pretty good and are of a higher standard. Do your due diligence and read the google reviews.

There will be plenty more opportunities.

Tell seller contract is null and void, didn’t abide by the stipulations. Move on to the next non headache deal.

Push hard to becoming an accredited investor first. IMO it definitely helps in terms of syndication availability.

I did so through stocks and real estate deals with my father.

Matt faircloth Derosa group used to have non accredited opportunities. Keep a lookout for that.

Fundrise is reliable too. I don’t remember if accreditation is required.

Rich dad poor dad: this book keeps me hungry

Art of the deal isn’t a bad read.

Brandon turner books are good: especially 7 years to 7 figure wealth.

Matt faircloth books helps too.

Lastly, strong review an accounting textbook basic knowledge of personal financials, tax code, and financial statements (real estate) can go a long way!

Perhaps but it wasn’t the OP inquiry.

To maximize ROI play to your strengths. Especially for someone like me who lives in a pro tenant severely landlord and Rei unfriendly geographic area. My focus is on stocks, syndications and commercials. It's served me well. But as I mentioned to each their own. You can most definitely do well, but also factor in opportunity costs and efficiency. Which investments provide you the greatest ROI. And for me it's the previous investments mentioned. Good luck

It depends on who you are and what your strengths and weaknesses are.  I am a white collar guy so my forte and choices are the stock market.  without a trust worthy blue collar partner, real estate will not be anywhere near the damage I have done in the stock market (outsourcing work will eat into margins and bottom line). Not only that, but scale and diversification are also key.  I would rather have a small piece of a massive pie vs a whole piece of a small pie.   Investments with fundrise and DeRosa group are ideal.  But as mentioned at the beginning of the post, its who I am and my strengths.  I like what I do and I enjoy doing the research on it.  And I definitely make more than the average in the stock market.  Good luck
