My father had the family invested at day 1 in stocks and commercial real estate.  But on my own endeavor, stocks at 18 and real estate at 24 (unintentional brrr) and pure rental at 32... my specialty has always been white collar type investments, so pure rentals aren't my forte...but who can complain when you make out like a bandit in the stock market.

@Maria Marrero. I didn’t run # because: Is the property rented for the whole years beach property assuming New England area winter months may not be? Also do you have personal debts in excess of let’s 2-4% inflation? Also, can you invest in the stock market to make 8-10% on average annual returns? Also when calculating returns you can add back in 3.63% due to tax benefits if using straight line over 27.5 years.

For me the answer is no because I’m batting a solid 75% in the stock market this year since I went all in with leverage in mid March and riding with houses $ now. But I do keep rentals for when the stock market flips and to keep a balanced portfolio. Best of wishes

Congrats. I’ve thought about dabbling in them, but I also like commercial properties such as Those in fundrise. I do own a unit but stocks is my game! I’ve locked in the same roi in $RKT in a week! Stocks are my go to! Congrats and best wishes

@Lukas Zupan college isn't for everyone.  trade school is just as good, or even other options.  You have to find what it is YOU want to do with YOUR life.  I am acquiring units here and there with the ultimate goal of obtaining apartment complexes with cash flow on steroids.  Financial freedom is the end goal.  Check out rich dad poor dad if you haven't already.....

@PJ Kolnik. I tell my clients to review the financials and now is the time to bulk up on expenses. As long as your AGI is under 150k (not a re prof) you’ll be able to use these losses.

The 116$ cash flow per door is a tight amount to work with as well.

Also Leverage your relationships. Meaning, if joe and sandy and bob use the same contractor let him know that. Because if he messes up, he can lose joe sandy and bobs business too! Good luck ride it out you’ll be fine

@Lukas Zupan The degree is a tool that has unlocked a ton of opportunities for me.  A lot of people take you more seriously with that piece of paper.  The other knowledge I have obtained is all self-taught (as opposed to school), via books podcasts networking etc.  It was worth the expensive price tag, in my opinion.

I was in the midst of graduating from Bryant U with a degree in accounting.  I was learning about stocks and putting a few bucks away.  I learned a lot from other investors and my father who got taken to the woodshed too.
