@Marty Johnston thanks for the reply! I was referring to banks that offer in house loans vs Freddie/Fannie. 

I have properties in a market about 40 minutes northwest of Milwaukee and the $65k/unit is not a problem for the loan program you are describing. This type of program sounds interesting as well.

Same here in Southeastern Wisconsin. VERY low inventory and prices are high.

Your agent can do a one party listing and help both buyer and seller. Often times for less than the full 6%. Then you’d keep the good relationship, not pay the full commission, and get a bad *** 4-plex. Win-win-win. Just a thought.

I agree with Jonathan. And it’s really just as much of a benefit and peace of mind for you as it is your agent. Establish your budget and go get that deal.

I am still buying right now. If the numbers work and it fits my criteria, why not? The market may go down and my equity position may go down but I am in it for the long haul. 

Reminds me of my favorite saying: Don't wait to buy real estate. Buy real estate and wait. 

And there are deals out there if you put in the work to network and find them.
