For comps I use the county tax assessors website. I look at the sales price of properties in the neighborhood and not the assessed tax appraisal.

I actually read quite an in depth discussion yesterday regarding auction.com.

I've never used it, but everyone else that used it said it wasn't great. A lot of people were saying it looked like they bidding against bots that were propping up the price.

Quite a few people said that they lost the bid and were called back later saying they had the highest bid. I guess that was because their bots bid the property up too high.

I am a newer investor. Only have 2 deals under my belt.

I was curious as to where everyone finds their deals. Here are the sources that I am aware of:

The MLS-I mostly use a realtracs.com-that is the most accurate according to my real estate agent. In addition I search the MLS on Zillow, Trulia, Realtor.com.

Any recommendations on the best website to search the MLS?

Where is the best place to search for foreclosures and multi-family? I only know of foreclosure.com and loopnet, both of which require a monthly payment.

Currently I'm having a really difficult time finding properties in my market, and I feel like I might not be looking in the right places. (Nashville, TN/greater Nashville area).

Any advice is greatly appreciated

Well, like everyone said; don't do deals this way.

I mean I would still inspect the property for damages and hold back $ if needed for repairs. 

I don't know what you put in writing, but really avoid this in the future.

I haven't had such issues yet as I only have one rental, but I will be sure to come back here some day with interesting stories.
