Better Search Criteria
Hello fellow BPers. I'm starting a direct mail campaign and trying to narrow down my list to a manageable number of prospects. Since I'm just starting, I'm looking for somewhere between 700-1000 names.
When I apply the following criteria, I get 1500 results just for one of my target zip codes. I was thinking of targeting 3-5 zip codes to start. Does anyone have any advice on what I can do to narrow my criteria to get a good group of prospects with fewer results? I don't want to just arbitrarily choose 700 of the 1500 results. It seems there is a better approach than choosing at random.
Any help is much appreciated!!
Criteria:
Advanced: Single Family, Condominium, Multi-Family 2-4, Multi-Family 5+, Other Res, Other, Unknown
Min Beds: 1
Max Beds: 4
Min Baths: 1
Owner Occupied: No
Max CLTV: 70
Transfer Date: from: 09/02/1941 to: 09/02/2011

I don't see anything in your criteria that would find distressed sellers, which will generally bring the best leads. Things like foreclosures, absentee owners, probate, properties with deferred maintenance, etc. Those are the kinds of criteria that I would try to add.
