I have a property for sale and a woman called me wanting me to sell to her.........before this time she has signed an agreement with a real estate agent to help her buy property. She found me on her own......Question is......does she need to still include the agent or just work with me directly?

Ok, I've read all the posts and want to add to the drama. lol I saw an ad for a gentleman that teaches wholesaling for a super price. Ron LaGrand. Google it. I haven't heard his teachings but will see him next week in person, for free. Then there's flip2freedom.com. Excellent teaching on a-z wholesaling. He is about $97.00 a month but teaches every step known to mankind about wholesaling. I actually do follow him (to the letter) and it has worked exactly the way he teaches. Sean Terry (flip2freedom's creator) has been a guest on BP. Hope this helps.

Thank you Wayne. That's another thing to add to the contract. Love all the comments. 

Also, I checked with the  Dept Real Estate Regulation and Enforcement, They had never heard of a "tort". He kept saying there are no laws about this and he is seeing this happen more and more often. To bad I'm not in Maryland!

Thank you Ned. I wish I would have checked with you while this was happening last week. I lost $55k. BUT, now I know and I will check into the tort against the agent/broker and what is involved here in Washington. That was really helpful information!

No, it was a $5,000 earnest money.

Just lost a deal because the seller changed his mind 2 days before closing. He took my contract to a lawyer and said he was going to fight this. Basically a real estate agent poached him from me, promising he would make more money going with him. This would have been my 1st deal.
