Welcome Shelby,

There are "unofficial" meet ups for Bigger Pockets investors. We have 3 meet ups at this time in the Seattle-ish area. Once a month in Kirkland, Seattle and the up coming one in Lakewood. You can find them under Meetup.com under Drinks, Deals and Meals or some variation of that. The next one is Monday at 7pm The Ram in Lakewood. Sometimes Brandon Turner comes out to be with us all. Usually 30-80 investors show up. Great networking!!!

Plus the door is great. 

If you can't make it to this one, there is another one in Lakewood on the 19th.

That one usually has 40-80 investors. 70+ if Brandon Turner comes lol

Legal? I don't know any laws that would stop you from getting help finding deals!

However, I do think it's illegal to clone them! lol

Hi Lincoln,

By the training question I mean, do you have contracts?

Do you understand how to fill them out? 

Are you going to wholesale or rehab the property?

How are you going to fund the deal if rehab?

Don't be to optimistic on how much it will sell for. Newbies are always optimistic lol

Take into account market conditions in that area.

If you go to Zillow, put in the address, scroll down to the tab "Neighborhood".

It will tell you the "Market Temp" for that area. 

It helps gauge (probably) how fast it will sell in that area.

All of these questions help formulate a strategy that will help protect you.

So, I know you said this was a call from your marketing. 

Make sure it's not listed before you waste your time thinking you will get it under your contract.

I am thinking so many random thoughts/questions right now.

Do you have any training yet?

 Doesn't matter how much the seller says the cost of  a rehab is unless he is in the business. Questions, Have you done sales before (in any way)? Posturing is important. 

Do you know what to look for in rehab costs. The price sounds really tight, in case the rehab costs are more and then hard money loans, points, fees and closing costs when selling. 

How much are the HOA fees every month? Take all these things into account. When was the last time maintenance roof/parking lot/ other was done to the building?

Plus, don't get emotional about this being your first appointment. lol
