 Hi,

I was moving back from Tennessee to Washington/Seattle area. I was looking online for a few months and overtime I found a house I liked it would always be taken before I could secure the deal. So, I flew up here spent a week looking and found the perfect house compared to the others I'd seem. I offered to pay a year ahead with a discount, They excepted and I have been there for 8 years now. Of course that was before starting to do real estate. lol Look them up, do a background check before deciding. Nothing is private anymore. If you need help with that let me know.

Started working on wholesaling commercial real estate. 

Have a $14 mill deal under contract.

Have a buyer already. 

My question is, what's a fair fee to shoot for? 

I've been told commercial realtors get anywhere from 4-10%. 

Would love commercial wholesalers feedback.

Hi Larry,

I was excited at the price. Did some checking, it's mostly wetlands. They said you can't even create a driveway. Or add a story to the house. Do you have other info that would help me?

Hi Iniabasi,

Find someone that knows more than you and partner with them until you can quit your job.

Sometimes you can find local real estate investment clubs to join and meet a few people that can help you. 

The only thing I would caution you about are sharks that prey on newbies! Just because someone is a speaker or popular doesn't mean they won't take advantage of your ignorance. Non compete agreements usually fix that. Just say'in.

Hi David,

Ok so, all of us have been new. I felt like a blind girl, with no guide dog.  I took the path of many people. I went to several very "over priced" seminars. Yes it cost several thousand dollars to learn. At the time, I didn't know where else to turn.Then, went to the library/Audible, (mostly free). Then found out about MeetUp.com groups where one could learn and grow and ask questions. Then did some deals. Did very well, boom. After I got better understanding about wholesaling/flipping, I started helping other newbies. I helped 48 my first year. For free. Guess how many people that asked for my help did any deals??? Two! All the rest were what I think of as professional students. Lot's of learning, no action. So, David, I get how you feel. Now if I spend my time helping someone I vet them first. To see if they are serious about crushing it, or just thinking about doing something someday. If they are ready to move now I work with them to get deals and split the profit. That seems fair to me.....now when someone asks for my help, I look at it as an opportunity.

What is the big goal for your life?

I am an investor and used to be a realtor. You will hear opinions from people that like it either way. Some say, being a realtor will help you and others will say you don't need to. I am on the "you don't need to be a realtor." When you are new, everything will help with knowledge. But, being an agent won't help you with all the creating ways to structure deals like an investor.  Also, some real estate companies expect you to pay them part of the money you make on deals outside of your job! That's crazy to me. That's like saying, you have 2 jobs and the first job says you need to pay me a % from your other job because I say so. 

Investor training mostly comes from investors/Guru's. There's cheaper easier ways to get access to the MLS besides starting a career just to get access. A real estate company will teach you how to have a job. Depending how good at negotiating you are, that will determine your income split with your company. My attitude is, if your going to have to "pay" to have a job, why not spend it on training and marketing and get 100% of the profit? Boom. Now the realtors in here are going to feel slammed. lol I don't mean to hurt anyones ego. Just giving you my 2 cents. Just know you will never get paid what you are worth at a job!
