Yes, the borrower is refinancing with a bank. It is her escrow company that contacted us.
I was concerned about sending them the original docs.
I did ask my tax preparer, who has RE experience. He said it's OK to send the docs because the Escrow co holds them until terms of escrow are satisfied. But it does make me nervous.

We hold a promissory note that has come due, and have received a payoff demand letter from an escrow co. that is not local.
Escrow is asking for:
- the Note,
- the Trust Deed,
- Order to Reconvey signed by us
- Policy of Title Insurance number
- Fire Insurance Policies Number. (The borrower buys fire insur)
The demand letter says:
You are authorized to use the above described documents on of before _____, (date) provided you hold for the account of the undersigned the sum of $_____________, and interest at _______% per annum on $__________ from ______(date) to date of payment and pay a reconveyance fee of $45.
Disbursement to be made by your check etc...... If conditions of this escrow have not been complied with at expiration of time provided, you are to complete same at earliest possible date, unless I have otherwise instructed you in writing.
Questions: Is it standard to send escrow our original documents before we get paid, including order to reconvey?

This thread sort of reminds me of an editorial I just read, in the AOA newsletter. Titled:
I Won the Lottery – Please Double My Rent By- Albert Sukoff
Here's one part in particular:
- You spoke of only wanting fairness. I assume from that that fairness for you is a rent you find affordable. How are we to determine that? Do we do this for everybody? People lose their jobs and people win the lottery. We can and have made short-term accommodations for temporary hardships, but cannot routinely have our income determined by yours.

Thanks. I've done a lot of reading to catch up on this subject, & recognize there aren't many (if any) options for LL.
FYI: I did listen to a very good podcast on RentPrep.com on Disabled Tenants and Assistance Animals.
My take-away is that LLs need a written policy on this subject before leasing any property.

In California. Tenant of 2 years was discovered to have a dog in a no-pets rental.
Tenant was mailed a notice to remove the animal. In response, they say they will submit docs for reasonable accommodation.
How long would you wait for the documentation, or should landlord proceed with 3-day notice to cure or quit?

@Nathan G. I checked out PetScreening.com but am not sure what value it adds. I'm an IRO with only 7 homes.
One tenant recently snuck in a dog & when called on it, responded that they'll be submitting a request for reasonable accommodation.
Would it make sense to use the service in this case?

I saw this online today. How would you have handled it?
"Woman battles landlord after husband commits suicide and she moves out" www.azcentral.com
The tenants were a young couple. The husband had been in the military & had an accident which caused PTSD. He took his own life while the wife was there in the apartment with him. The PM verbally stated no charges would be due after pro-rated rent was paid & tenant moved out.
The PM company billed the widow for damages for cleanup by a remediation company.
