@Troy Williams, it was a SFH that we snuck into right before the market really started to heat up. We got in just barely over 200k, lived there for two years while we worked on it, then sold it. It was on MLS as well and honestly, I think a big portion of our numbers was due to the acceleration of the market and having got in the house when we did. I think it would be a bit more difficult to do that again, unless we find something in the 400k or above range. I'll track down some photos for you and send them over in a PM. Cheers!

This was an excellent episode! Such a testimony to the work @Joshua Dorkin has done and the business he’s built! Congrats as well to @Brandon Turner and @David Greene! The future is bright. I think I’m in agreement with several other folks in that I would love to hear an entire episode devoted to strategy #6, unless of course, being a far less experienced newbie, it’s already beeen covered. Keep up the good work!!

@Tom Spaeth, that is awesome!! You’re right about wanting one of those every year, especially up here in northern Colorado. We’re further north in Ft. Collins, and deals like that are increasingly rare. Good luck on the next one!

@Rhett Roden, my wife and I made nearly 80k on our first flip. It probably helped that it was a live in flip and I’m a GC, woodworker and all around handyman, so we did all our own work. That was also mostly cosmetic repairs (no new HVAC, water heaters, etc.), cabinets flooring, paint, yard work. It’s a bit harder to find those kinds of deals in Ft. Collins now, but we’re keeping our eyes peeled.

@Todd Holtan, like @Katie Stewart, I’m in Fort Collins as well. It’s a pretty stellar place to live! Good luck on the house hacking. My wife and I are trying to iron out some details on that front as well. Safe travels and maybe our paths will cross at some point in the journey. 😀

All great responses. I've worked in the custom home business and I would second that the engineering will be the biggest hurdle to jump. Often, though older houses are built with actual dimensional lumber, they aren't designed to carry loads like houses today. It's likely the ceiling is built with actual 2x4's, which wouldn't be enough to carry much traffic. Designing a new floor and roof will certainly eat a big chunk of the budget. All in all, I think the $20K is probably about right because you'd likely need to beef up the floor along with the roof, as long as the foundation can also hold the extra weight.
