I’m not sure how much residential stuff they do, but Front Range Roofing is a pretty good outfit. Also try Premier Roofing. I think they are based here in Fort Collins, but I’m sure they be able to make the trip. Let me know if either of those two are booked and I can dredge my memory banks for some other good folks!

@Chris Jensen, great question. I’ve wondered the same myself at times. In the past, I’ve tended to lean on the “less active” side of social media and as such, I think I’ve got a bit of a steep learning curve here because it is such an amazing resource that I’m not tapping into it nearly as much as I probably should. I do like the suggestions to opt for BP instead of other social media, but I’ll admit, it’s still a challenge, especially working a 9-5, being dad and husband... I can’t remember who said it above, but being kind to the universe most certainly, in my humble opinion as well, bring some kindness back my way. I like to think a we are working on a better place for us all.

My wife and I are on pretty much the same tragectory. I'm in the middle of schooling for licensing and am likely more accurately be called an "apiring" real estate investor. Good luck!

This is a great rescource. Heaps of extremely useful information ranging from the calculators, to the forums, to the bazillions of wonderfully helpful people within all aspects of the site. If you haven't already discovered the BP podcast, it's equally fantastic.

Hey Bret,

I'm a brand-newbie over here in Fort Collins, and this is one of the first properties I've seen in the area that looks like it might cash-flow.

Have you developed these, or are you just the broker? Do you know what the HOA dues are? What is the vacancy rate of the property as a whole? Do you have anything else you'd consider selling in this price range?

You + 2 is definitely a thing here in Fort Collins and is actually enforced with surprising regularity. Families (blood family) are essentially exempt, but when unrelated people get into the mix, that’s when violations start to pile up. 

That being said, it is possible in all but a couple of the residential zones in Fort Collins (sorry, I can’t remember which few are not included) to submit an extra-occupancy application to the zoning board, which allows for more unrelated people to be able to live in the same house. There are still a few lines of red tape that you’ll need to be aware of, but there are some good options if you’ve got the time to dig through the beaurocratic maze that is the city of Fort Collins land use code. 

Once you clear all those hurdles, I think the tips highlighted above give you a pretty good picture of what to plan for and expect.

I noticed you’re in Denver, is this house in Denver as well?

I’m up north, in Fort Collins and have been scouring the market here for a rental with numbers that make sense, and I have yet to find anything. 

If that one is in Denver, I may be interested in chatting a bit more.

Hey Manny,

Welcome to BP! I'm also in Fort Collins, on the very front end of my investing journey as well. The resources on BP are pretty stellar. This article from @Joshua Dorkin is a great intro on hard money lending. I haven't had a chance to read it yet, but @Brandon Turner wrote a pretty comprehensive book on investing with low and no money down, which is linked here.

Outside of that, I'm still learning myself. @James Orr has some excellent resources as well (from what I hear), so I'll be picking his brain next week in an effort to mine some of the knowledge he's got.

Again, welcome! Perhaps we can get together as well over a cup of coffee. PM me if you've got a bit of extra time and we'll see if we can get something on the calendar.
