Post: Should I sell my Northern Colorado rental?!?!?!?!

Hey Aimee, what part of town is the house in? I know the selling price sounds quite lovely in Fort Collins, but I feel like if you've already got something.with a mortgage that low, it's worth keeping.

With the way the market is, and how historically steady FOCO has been over the last decade (at least), I would say hold onto it, especially if you aren't stopped for cash. 

Those are just my personal thoughts, only because we've been out of the home-owning market for nearly 3 years and we are looking to buy something again and it seems rather daunting.

@Mindy Jensen, as many folks have mentioned, you’ve got a self tapping screw, which, if you’re going into wood, that’s not the best route. If you’ve got a raised seam metal roof, or your attaching wood plywood to metal decking, that will work great. If Fastenal doesn’t have what you need, Allied Products is a good resource. They are a roofing material supplier.

But first, make sure you’re using them in the right application. If you’re going wood to wood, grab some of the star/torx head screws (from any big box store) and add a rubber washer if need be. If metal is involved, go like for like and you’ll be in good shape.

@Aimee Lawrence, if you’re planning on staying in Fort Collins, or in this area, it does seems to make sense to hold onto it, especially if you’re hoping to move back in once the kids are gone. And with killer deals getting increasingly difficult to come by, based on (as several others have mentioned) our landlocked status, you’ve got enough cashflow to pay down the mortgage. Like Patrick said, all that of course depends on what your goals are. If you’re in it for the long game, here in town, maybe hold onto it. But if you’re headed to greener pastures, so to speak, you’ve got plenty of equity to aim for something free and clear.

I’m also in Fort Collins, a contractor here. Livermore is certainly not a resort town. It seems to be more of a place where you’ve still got proximity to mountains, and the absolute quite to go along with it.

@Chris Mullenberg, nice work! I live in FC with my wife and I’ve been curious about short term rentals with the city being so stingy. Where is the house located? What are your numbers for cashflow? Have you encountered any other hurdles? Cheers!

@Jaron Smith, It almost looks like barnacles on the underside of a whale, yikes! The framing around it idea is not a bad thought, especially based on one of the pictures you attached. It looks like the upper floor is over built by a few inches anyhow. Finishing out the windows would be a challenge, but maybe worth it. It’s got to have good bones. One the other hand, its a good looking shell, but having a contractor on site would probably be beneficial to making a good, informed decision. Cheers!
