My 12 unit has a 100 gal. No complaints. 11 one bedrooms 1 two bedroom.

If you want taxes come to NY we got them all. Property taxes, my 15 unit valued at $300k has 16k property tax. But that's not all we got income taxes and just so no one can beat us we got sales tax to boot.

 I know, you are right. But what about all of these people who call and send email, asking for more information? Some are saying they want to move ASAP.

 If you know your rent is comparable then patience is due.

In the over 25 years of being a landlord the one skill that is often overlooked is patience.

And remember " the next email may be the one". By all means don't do the math at how much you are losing by letting it sit empty.  RE is a long term investment.

p.s.  I have never had as many vacancies as I have right now, so I get it.

Hang tight. This is the worst months to rent. January is better that December and February is a little better that January IMO. 

Don't make the mistake of renting to just anyone. You will regret it.

My tenant texts me yesterday to say he is finding small bugs in his bed and on the floor near his bed. My first thought is "bed bugs" but I have never seen or dealt with them so I do a quick search for images and ask him to send me some pictures. I can't confirm from pictures so I go over there.  He is a very clean single guy who keeps the apartment very nice. As we search for the bugs we move his bed and find he has a 25 pound bag of CRACKED CORN under there. Bugs covering the bag. They were not bed bugs.

 Ever find anything interesting?

I'm a little confused. Is it hot water heat or forced air with duct work? If it's forced air your heating system has no water in it to freeze. If it's hot water heat the hopefully they were able to drain all the water out.

Your regular plumbing was hopefully drained fully also.

As  Jon said. Get the heat on and go around and check every pipe you can.

I have built up my credit card limits to very high amounts over the years but I have never used them for the purchase of a property. I do use them for short term rehab. I like to think of them as my "lender of last resort". If I get in a jam I have them but that is not plan "A".

Long term credit card borrowing can get expensive.

Be careful.
