I haven't been on the forum for a while but wanted to encourage everyone. Yesterday was my final day at my day job. It was a job I actually liked.....well most of the time. But my steady buy and hold method of Real Estate investing has allowed me to exit early. Learn then start.   Thanks

I own a 150 yr old building and don't find the maintenance to be any more that a 30 yr old building. Once you get past 20-30 yrs it's not a question of age as much as how well it's been taken care of. Look at the basics (roof, plumbing, elec, foundation) just like you would any property. Sometimes a property that old has been updated more than a 30 yr old property. 

 Now if it's in a historic district and comes with restrictions that is another story. You have homework to do.

I once had a check show up five months later behind a boot along the baseboard of my office. Some times crazy things happen. 

I had a good relationship with the tenant and no one accused anyone of bad intent.

Hi Robert:

 You must give one full calendar month notice. It needs to be in two methods of three choices. Personal hand delivered, certified mail, and nail (tape) to the door. So pick two of those choices.

I always tape it to the door and send certified. Hand delivered can get confrontational though I have paid someone to do it also. If you hand deliver have a witness.

If it's your first time just know that it gets better. I did one yesterday and didn't even flinch.

I just replaced a "Montgomery Ward" Hot water tank that had to be 40 yrs old. Many of you don't know what Montgomery Wards was.

In my experience some insurance companies are a pain. I put up with one that had six month inspections and they always knit-picked. The final straw was their over concern of two bricks that needed replacing of a huge chimney. I got a new insurance company, saved money and a lot of headaches. Why did I wait so long?

They will continue to be a pain. I vote for finding a new ins co.
