Hi @Stephen Wall I'm a local hard money lender and would love to help with any questions you may have. As far as what to look for I'd recommend working with a hard money lender located in your home state as they'll understand you market better and be more willing to work with you in unique situations. Also, look for a transparent lender. Many will advertise low rates and fees... only to find out there are many "junk fees" involved. Lastly, look for someone who will have your best interests in mind and will honestly tell you when they think you have a great deal or (more importantly) what they think is an unprofitable one. That's correct. In Texas as long as the loan is non-owner occupied it's considered a commercial loan and the lender does not have to be licensed. This makes it a little trickier to do your homework but you can try to ask for a list of referrals and verify on the MLS/tax records.

100% agree with @Aaron Gordy. Nobody can tell you how to spend but the best way to get started is to learn from someone you know and trust. Learn from them and maybe even partner on a deal but don't let yourself get analysis paralysis. The best way to learn is to get out there and do it. Good luck and I hope your first project goes well!

@Erick Jordan you're at the right place to get started. The one thing I recommend is to actually get out there and go for it. A lot of people will get analysis paralysis and unfortunately spend so much time looking to perfect everything that they never actually do a deal. Always be prepared but nothing is a better teacher than experience. I'm happy to chat anytime and answer any questions you may have.
