@Shaun Palmer - I'm a lender out of Texas and we've actually referred a number of clients to them. We've only heard good things so we're planning on continuing to only refer to them going forward. What we appreciate is that they actually have their own fund so we can count on them closings deals. Most lenders these days are just selling notes.

@Kris Andersen congrats on coming out profitable on your first flip! There are tons of different ways to go about this. @Ryan H believe it our not I actually just finished up a very similar situation. I got a property at trustee sale which was vacant and then the day after the sale the previous owner moved in. I had no lease or anything with this person. I called the police and they were no help and informed me he had squatters rights and I'd have to evict him. I double checked with my attorney (he's one of the few honest ones) and he confirmed this. Baffling that this would be the case but I went forward with it. I filed an eviction ASAP. Even though I wanted to work something out sooner nobody will take me seriously if I don't start the process. The eviction process as you know can be expensive and take some time. Finally my attorney drafted up an agreement where they would move out in exchange for cash. It saved a lot of time and money. If you do decide to go this route though reach out to me because there is a very specific way to do this to make sure they are no longer squatters. I'd also confirm with an attorney in your home state because I'm sure the laws differ.

Have you looking into what your ROI or cash on cash return is for a JV partner vs. hard money loan? I think you'll be surprised when you run the numbers and see how expensive giving up equity is.
