@Vicent C. I'm a newbie exploring financing as well! I think we may have more options than we think, but I haven't personally tried them all. 

To answer your question - I think if you don't want to wait, it's a creative solution to your obstacle. I'd go for it!

For more options - Try networking, partnering with cash partners and offer something in exchange, or seller financing. I listened to Podcast 55 and have interviewed 3 local banks. It talks about them being more flexible in their requirements and making it work for you. I've got to get my DTI income down after my last closing, but am in the same boat exploring other mortgage lending products. I also listened to Podcast 2 and she shares her success with subject to's.
