It may be true that millions of people are wholesaling with impunity, but, the California Business and Professions Code requires that anyone doing any real estate act for another for compensation must be licensed. The law defines the following activities as real estate acts: "Selling, buying, soliciting purchase or buyers for, soliciting or obtaining listings of, or negotiating the purchase, sale or exchange of real property of a business opportunity."

That said, I am attempting to wholesale and I must say, at least in California it is not easy. So I decided I might as well get my license. I'll keep trying to wholesale but as soon as I have my license I'll switch to working as an agent. Just my thoughts and I welcome any responses! Laurie Alexander

Hello Robert,

Thank you for responding. A real estate wholesaler puts a property under contract, then assigns the contract to an end buyer. Most realtors do not understand this investment strategy and therefore are unwilling to help investors who do this.

Happy New Year! I am a newbie wholesaler in the Ventura area and working on launching my new investment business. At some point I will need a contractor for estimates and rehabbing.
