Investors, I am curious about how you, as an investor, would handle winning a house in a sweepstake? Assume the house is valued at 1,100,000 and the FMV and AVR are close in value, and you live in California; The taxes would eat up a lot of the value of the prize, unless.....? Thanks! Alexandra King

The nurses, gardeners, clerks, artists and teachers you claim are losers, living paycheck-to-paycheck, not saving - pay your rent and so help you acquire the wealth you are achieving now as an investor. Many of them cannot save money because it all goes to the rent their landlady/lord is charging them. Be grateful for them not disdainful.
Being a successful investor does not mean you have to lose your soul, Greg. This is a pandemic - the type of event that brings out the best in humanity - if one is human to begin with:) Alexandra, Real Estate agent, artist, republican and hard working tenant.

Landlords have vacancy funds. Many working poor tenants (living month-to-month) do not have eviction funds. Be kind landlords. Laurie Alexander, Keller Williams Agent

Thanks everyone for your input. Here's my reply:
I have a degree in business; 45 years business experience; 10 years of training and study in real estate investment, including attempts at wholesaling. I am a great candidate for investment except for the cash or experience flipping. But, you gotta start somewhere, right? At least, that's what is being touted in the weekly Podcasts.
I tried wholesaling for about a year - no go- same as flipping no individual or bank is going to let me put a property under contract without 3% - which is an enormous amount in SB. Additionally, wholesaling is illegal here.
I am a newbie agent with zero transactions - despite 24/7 prospecting and a 45 year sphere of influence, a bigger-than-life local profile, that includes a goodly # of 40-something couples with tremendous income, but not enough to afford a home in SB. In any other state, they could afford McMansions, but they cannot afford an outhouse in SB. Frustrating for us all.
The message Brandon Turner keeps promulgating, "Anyone can do this! All you need is your parents help (I am 67); or a hard money lender (see above) or, a partner (who might that be - a loony in Camarillo who just inherited $1,000,000 and has no idea what to do with it? - LOL). He claims he started with zero cash or experience and "We can as well!" You get where I am coming from and where I am going with this.......it is starting to look like a scam. Anyone else agree?

I am a designer and a realtor in Santa Barbara, CA. I want to flip properties in Santa Barbara and Goleta. However, I have no money, and have never flipped a property. Discounted/low-cost housing in Goleta goes for about $750,00 and sells for around 950,000, after renovation. Brandon Turner seems to think there are investors out there who will fund a flip.
