I just read Rich Dad Poor Dad.... Great book
I also got Real Estate Investing for Dummies.. Reading now
And Buy it, Rent It Profit, this has case studies and looks interesting...
Can't put down a book or bigger pocket blogs.. I guarantee I put in 40 a week reading..

I recently found a site for city demographics that breaks down population, growth of a city and income, and a wealth of other information related to business. The numbers are based on 2010 figures. The site was USA.com. Does anyone know of any other sites and so you think these numbers are based on the census? I found it very interesting when I looked up my city, which is near Myrtle Beach, SC, and is growing, probably because its cheaper to live and only 15 minutes to the Beach. What sites do you use for demographics if any? And so you even bother using them?

I have a realtor friend, and she would join me in a heart beat if she knew it was as easy as the other states, I have come to the conclusion I will just need an attorney to help me form a contract that i can use that will keep me safe in dealing with sellers. I wish BP would post more information on what to do in states like mine that aren't cut out to do closings with a title company. I'm sure you do have friends in SC that wholesale houses, I just haven't learned that part yet.

My biggest weakness is living in South Carolina. I found this site, was so excited to wholesale houses, and soon found out that I can't use a Title company to close with here in SC. They simply don't do that with escrow. So revamped, I have a plan, but it will take me a little longer to get there. I was really defeated when I found that information out and kinda lost my spark, but I am working on regaining it back, I have been looking at foreclosures and REO properties, I went and looked at two properties yesterday, I know deep in my heart, if the right deal is there, I WILL make it happen. I cant get a decent loan, due to divorced in the last 4 yr.s costed me some points to decrease on my credit score, but I have been fixing that the last two months. Creditors are really tough and play unfair when you are trying to clean up your credit. Plan B, rental income to cash flow, have some money to invest and go from there. I'm not going to be defeated, one day I can sit back and laugh at this post.

Thanks John, Bill, Rob and Brian. Yes I am weighing everything out first before I jump into an LLC and how to run it. At this point I am a Small entity at this time, and when it gets to be larger I will revamp as well. Basically starting with two rentals and then a buy and sell method is planned. Sure, I will get a lawyer as well and ponder the RA aspect. Which is why I want to so it at the start of the year. With that said I appreciate all the comments, and agree with most. I personally don't want a lawyer to be the RA, but someone close that can handle my small company in a timely manner.

An LLC in South Carolina is $110.00 and no online filing, it has to be sent in. Also if after you search the site for a filing name you can apply for a name but there is no place on the form to put alternate names if yours is taken or indistinguishable from another LLC.
