Still can't get anyone to give me info on the above property. I asked a realtor to check it out for me, she said it isn't active, but its still in the Bank of America site. I think it will be a chore to find a realtor that will bother with small investments. I also saw a for sale by owner sign in a neighborhood that is low income. 5/2 with a small second floor, empty for a year now. I called him and he was asking $20,000 and has never been inside the house. He said its trashed inside and at this point does not recommend going inside of it. He said he would sell as is for $15,000 outright. I chuckled at him. He said there is mold issues as well. The property foreclosed at $90,000. The last tenants were trashy and made a huge mess inside.. Should I try to check it out? I want to bit scared of what I might walk out with lol. What would you do at this point? Run? Or check it out?

Update:
Forming myself.. Checked out legal zoom and it would cost $377.00 with the RA included. I can save the RA fee in SC for $99.00 instead of $159.00 though LZ.
Going to do the LLC the first of the year since it would most likely end Dec 31st to avoid any taxes for the year.

Tha is John will Check that out, that's what I thought about the LLC seems the best bet but wanted to make sure

I am wondering if I should register for my LLC via the secretary of state, myself or should I just get an attorney to do so for the filing. I eventually will have to get an real estate attorney, but couldn't I save money doing the LLC myself then meet with an attorney to do business with?

you are so right. During my meeting today, I learned that lol..hey, baby steps right? She almost laughed at me..I got a kick out of learning that hard lesson.
I met up with a Broker and a Originator today, got a few good tips, I will get a daily list of foreclosures in my area, so was very worth it. Anyways good networking meeting, i am excited and know I will do fine at this once I know what the hell I am doing..

I haven't been contacted by the listing agent, sent email and called "left a message".
I contacted an old friend who is a real estate agent, just in case. I am going to a networking meeting via "Meet Up" it's centered around women entrepreneur's in the Horry County area. 68 people are going. I hope to have a call today. If not I am going to get on the phone again and pursue it. It appears to have structure issues, but has been updates outside and looks nice, but the structure may outweigh the good deal. It's so reasonable I feel I can get a personal loan maybe to get it or find cash in the family with a return within a year to buy it. I just need to get an estimate on the Rehab cost first. Ugh lol

Hi again all,
I can't stop reading the forum since I signed up. I currently live 20 minutes from Myrtle Beach, and work at a Correction facility in my area as a Nurse. I have been there 3 years and love it, but I want more than a paycheck. I currently have been listening to Sean Terry's podcasts, bought Monica Breckenridge's book and today on a podcast I realized, if I feel that I have to learn all I can before the big leap, i will never do it. Yesterday I came across a very cheap foreclosure on the Bank of America web site, I emailed for more information and contacted the listing agent. before I knew it I was brainstorming what I would do with the property if I can get it. It made me very excited, i almost couldn't sleep. Prior to this I have been brainstorming about how do I start out in this business with little or no money down. Worried I wouldn't be able to do anything, which leads to doubt, I don't want that, but I am unsure of how to start the ball rolling. But yesterday when I got so excited about the deal I found, it made me think, I wanna buy low and sell enough to make a nice profit. Not break the bank, just make some money to get to the point I can then make bigger decisions on selling my properties. With this said, I think foreclosures are going to be what I get into right now. My fiance is a contractor and he stopped by the house today that i am interested in and from looking in the windows, the floor has some major issues, but the rest of the house looks ok. Even if I don't make the deal on this house, and I move on, it will be worth that excitement I felt last night that I was jumping in with out thinking how. I made the contact and got the ball rolling, I plan to do that again, trust me, I will not let my excitement overtake reality and guide me in a useless situation...
I am thankful for this site and still, I am reading all the time to the point I have to make myself put it down..
