Hi i need to evict an inherited month to month tenant. I just closed on a 3 unit with a 203k loan. I need to rehab the property and then occupy the top unit. I offered cash for keys and she refused the offer. She is up to date with rent but has also expressed she isnt interested in renewing her lease. So it isnt for nonpayment which is protected somewhat in NJ.

Im looking for an attorney to help me get her out so we can start this rehab.

@Rashad Ellis you cannot evict any tenants in NJ currently unless is an emergent eviction meaning the tenant is in violation of their lease, imposing a safety concern to other tenants, etc. Even if the courts would be open, if a tenant refuses to leave, you cannot force them out with courts.

The vacancy should it had been finalized prior to you closing on the property. I would try to talk to the tenant again and offer them more money to leave, pay for their moving truck, etc. Good luck with your process.
