hi @Sophia Zhang

The Aussie market is surely a good investment.  I am a property investor in both the AU and US markets.  AU market is generally a very different creature though, much more expensive to get involved and without the backing of funding can be very hard to get in.

The government also charges fees for international investors so makes it even slightly more expensive.  Typical US strategies of rentals and/or flips are very difficult, with the high price of the properties, rental yields are very low, and renovating properties is difficult with taxes and duties unless you live in them as well...

Growth though is extremely strong, we are still seeing some areas with double digit growth, so as an investor, if you have access to buy and hold property with good land content, we are seeing 8-10%+ growth each year, coupled with being leveraged, this can give excellent returns

Cheers

Hi @Sam Jacobs!

Welcome to BP!  This is certainly an amazing community, must admit, nothing we see like this here in AU.

Best of luck with your investing!  Done right, there are excellent results available :)

Hi all

Want to get a little advise on sourcing private equity lenders.  I have predominately purchased all my properties for cash, being a "foreign investor" to the US, this was the easiest way.

I have had a number of lenders contact me recently offering lending at relatively reasonable rates.  Being a little skeptical, i wonder what the risk here is?

Its hard to find any background on a number of these lenders and determine if they are genuine or not, but further, whats the risk to me as an investor if I put in loan applications with these guys?

For instance, has anyone heard of, or used a company called Ayman Tamer Investments?  And if I apply and give my details, whats the risk on me?  Identity fraud?

Thanks!

Lindsay

Thank you so much for the offer, I would really appreciate any help I can get. I'm located in QLD and as I'm sure you know our state laws are different. After having a discussion to my lawyer, I've recently discovered that the concept of wholesaling in my sate is illegal.

My thoughts now are to complete a property service certificate IV course and then proceed with the same idea, just under a licence to protect myself. That being said I would be incredibly excited to "internet shadow" you and gain insight on how I could possible wholesale US properties.

Thanks again, Kelsey

Hi Kelsey

Yes, we are not able to do it here in Victoria either, without an RE licence.  AU laws are certainly much more stringent and regulated than the US.  Happy to help if I can, I will PM you my details and we can chat
