I'm biased, but my dad is the best plumber east of the Mississippi. Lindel's Plumbing. 317-401-0643

I'm not sure of his current schedule, especially if its as short of a notice as tomorrow, but if all else fails, he is extremely knowledgeable and may be able to point you to another reliable plumber.

Bone Dry Roofing, Stay Dry Roofing, Amos Exteriors all provide quality work. I'd avoid Amos Exteriors if filing an insurance claim. I'd see if all 3 of them can give you estimates or at least try to get a few. Roofing estimates can be all over the place depending on the roof's slope, size, and materials.

Welcome to BP! I'd suggest building a team if you're doing out of state investing. Find property managers, mortgage brokers or private lenders, insurance brokers, and contractors to help you with your properties and deals. I'm in Indianapolis. Feel free to connect and let me know if you need any help. 

I recommend getting quotes from a few mortgage brokers. These guys are both in the Indianapolis area.

I'd recommend using a property management company and independent insurance agent. They can be your eyes on the property while you're out of state and be able to recommend reputable contractors if any issues arise or any necessary repairs/maintenance needed. For example, a wind storm blows some shingles off your roof and causes a small roof leak. Your tenant can notify your property manager, who can notify you and your insurance agent. You and your insurance agent can coordinate filing a claim. Then your insurance agent, property manager, and yourself can coordinate scheduling a water mitigation crew and any other necessary licensed contractors / tradesmen to come out and provide estimates for the repairs. Your insurance agent can provide the estimates and any other documents to the claims department to help with the process. 

A good PM and insurance agent will be able to refer reputable contractors.

Hey Kevin. Are you counting down the days until you can get out of claims? lol I used to work for a medium size insurance company in their Indianapolis claims department as an all lines of business physical damage adjuster. I found out I liked working in insurance, but I was in the wrong role! I got licensed in Indiana for Property & Casualty and Life & Health and opened an independent agency. 


I'm in a similar position as you with currently looking for my first investment property in 2021. I bought my first home as a primary residence two years ago. Part of me wants to move into a BRRRR property and turn my current primary into a rental. Part of me wants to go buy a BRRRR property and stay where I'm at. Are you looking at investment properties in any specific areas?

@Ryan O'Connor I'm an insurance broker and have clients that are real estate investors/landlords. I'm in the process of talking to financial advisor on how to roll over an old 401(k) into a self-directed IRA or solo 401(k), so I can invest in real estate and promissory notes in a retirement account. The Indy market makes me nervous though. It's a hot market, and I feel like most the properties I'd be interested in buying, renovating, and holding are already overpriced by the time they hit the market. So I don't know quite how I'll get started in real estate investing, but I'm going to find a deal and jump in 2021. lol
