A lender or loan officer licensed in the state of Indiana will be able to help you answer that. PM me if you would like help.

Welcome Ryan! I'm just down south in Indianapolis. I'm planning to upgrade my primary residence and turn my current one into a rental in 2021. Are you a full time real estate professional?

There is an Indy Investor Map that breaks down every neighborhood. It may be able to help you with your research. I'm not affiliated with it in anyway, but I'm not sure if I'm allowed to post the link on the BiggerPocket forums either. It is just a free guide. Not a product or service. You can Google it. Feel free to PM.

I'm an independent insurance agent in Shelbyville serving all of Indiana. I'm not sure if any of them are on BiggerPockets, but I can provide you contacts for loan officers and all types of contractors (GC, electrical, HVAC, plumbing, roofing). Feel free to connect.

I'd recommend using an independent agent with access to many A rated companies to help find you the right coverages and best deal for your rental property. Good luck!

Frank,

I recommend using an independent insurance agent that has access to a large amount of carriers to be able to find you the most competitive rate, is able to write all sorts of properties (SFH, Multifamily, Condos, Commercial, Fix and Flips, Vacant, etc.), has experience working with RE investors, and is knowledgeable on what coverages you need based on your strategy and goals. Good luck with your search for an insurance agent.

Hey Brooke,

I live in Indianapolis. Just spent the day, driving around and looking at some potential investment properties. I currently only have 1 property, but I've recently been looking for deals, which may need some partners.

I'm an independent insurance agent, and I can insure vacant properties while you're rehabbing them and also convert the policies to a landlord policies if you hold them for BRRRR and put a tenant in them. I also have contacts for mortgage loan officers, realtors, and contractors. Let me know if I can ever help you or if you're needing a partner for a deal.

Thanks.

Thanks for the warm welcome. I will check out FS Houses @Account Closed.

I have the credit to get pre-approved and the money to make a down payment on my first home.  I believe I am most interested in buy and hold investing. But I am open to learning all kinds of RE investment strategies. I'm a little nervous to pull the gun on my first investment because I am afraid to fail. I feel like no matter how much time I put into research, I don't feel like I've put enough in to make a sound decision with my first investment. I know when it comes to investing there is always going to be risks, and we all learn from our mistakes. I feel like with the guidance of a mentor or the help from a business partner would help relieve the stress of making my first investment and also be a great learning experience. But honestly any advice or stories of your first successful investment from investors in the Indy area would also be greatly appreciated.
