Also I realize I have already provide her lease renewal at first place, can I say I decide not to renewal the lease now? Or should I just say since she can’t sign the anual lease renewal I will have to let her go then.

Hi all, I have a tenant who I have been providing about $200 credit every month for her to stay and now her lease is due. I give her market rent if $1600 to renewal. She told me she is happy to pay that with month to month lease.

Can I tell her if she does month to month rent will be $1700?

Personally I don’t really like her that much, I have to reminder her for rent on due date every month she is always one or two days late on rent. And she is only tenant who asked me for credit due to covid and I provide and now with lease renewal she want just month to month . Seems like she want everything on her way.

What’s best way to response to her if I want to tell her is $1700 per month for month to month or can I just tell her I am not giving her month to month but 60 days to move out ? What’s the best approach to not make things worse. With not eviction law I want to be careful with her.

Hi all, I have choice of move to Las Vegas or New York or California. I own two LLC , for tax purposes which is the best state to live? I know califronia will charge a lot fee for owning LLC. Why about Las Vegas or New York which one is better? Thanks

Thanks jennifer and ray, I talked to tenant directly he is fine with just clean and paint the apartment. And yes ray, tenant pays the fee. So we are good now. Is the agent that make whole thing kind of complicated. Thank you all.

Hi landloard, I have a potential tenant who he signed his contract and I haven’t sign my part yet. (Technically I signed gave to the agent but agent haven’t mail out to him yet) He emailed me his renter insurance and he paid one month broker fee to the agent. Now before he move in he want whole place to be professionally cleaned and whole place to be paint.which is fine with me. Now he want a new ac, and new light bulb shelf inside the closet to be removed ( I dislike those requests ) and He has a mother who is little difficult. Since he haven’t move in yet. He suppose to move in May 12th and I am thinking of back out from the contract. Do I have right to do so now? What’s the my legal right? I feel when tenant is kind of too demanding and requesting at beginning is better to quit to work with them right the way.
