Hi Bppers, I got a very good cash flow property to buy, is a duplex price about 149k can get rent for about 1650 per month. Water $150 per month and tax about 2500 a year . However one of the unit is a 520 square feet two bedroom, I had experience with very small studio or one bedroom those takes longer time to rent out. But a super small two bedroom, is possible to rent out quickly? What kind of tenant would want a 520 two bedroom ?

Hi all, About to buy stackable 24in washer and dryer that fits 24 inch wide. Anyone has any advice what kind of model should I buy for rentals? I am suprice the price are over $1000. Should I get second hand?

If I am the solo owner of the LLC, is it pass through entity just on schedule E? Or it varies on state? Let say New York , NJ and California. Are they different from each other’s?
