Hi all,today it took me 3 hours to open and escrow deposit account on td bank for my new tenant ( including the travel time) , and I am thinking if I travel for 6-9 month internationally in future and my agent find new tenant who provide me with deposit. How do I open escrow account being over sea in future? Just wondering if any landlord has running into similar issues. And if any bank can let me open such account online being over sea? Can any digital nomad landlord share their experience?

Good morning, I have two tenant who want to rent my comercial space

1. Dog day care

2. Comic book store

Which one should I choose

Book tenant : One of tenant has few late payment past due 30 days back 6 years ago she also has a partner with good credit score that can provide( has already have established business and opening second one)

Dog care tenant: And another one worked with debit consolidation but her partners has 800 credit score ( first time on dog care business)

My concern are how long will comic book business survive on brick and mortal until like barnes nobles or any books store is going to be online soon.

For dog care they never had establish business not sure how profitable this business is. And since they do over night care too how Loud they are at night to avoid neighbores complaints.

Please let me know which one would you choose if you are the comercial landloard.

I can’t have 401k since no w2, no Ira since is not earned income?

Our family have a small comercial space that hire an agent to rent. Has been 5 month and we still have find a solid client.

Should I stop working with current agent and find new one?

How do I find a good comercial agent? Current one I find him at loopnet . The guy with the most activate listing on loopnet but doesn’t seem to be working

Just an update on the case, I follow up this morning about if she decide to renew one year lease or not. And she mention happy to sign and thank you for your patients. Altho she pays rent late but everytime I send reminder next day . Let’s say on 5th she haven’t pay yet and I send a reminder the next day and she pays on the 6th. I asked her few times to send a self reminder of rent and 10 put of 12 she still pays only when I remind her.

@Patricia Steiner, thank you so much patricia, here is the updated. I told him since her we won’t do month to month, and since she output for one year lease option we will have agent contact her for showing and final walk. She reply to me she will do 6 month. And I told her we only offer one year option. She say she will get back to me in on day or two. I told her ok.

Now is third day she haven’t reply to me yet. What Anoyed me about this tenant is the slow on response and usually one or Two days on Late payment with me sending reminder.

Should I follow up with her ask her for her response?now is day 3. With current situation if she decide to no to pay the rent and stay at my place I can’t even evict her. No sure if I should be straight fwd with her and try to kick her out or should I work around with her.
