Tenant haven’t move in yet. Can I get out of contract

Hi landloard, I have a potential tenant who he signed his contract and I haven’t sign my part yet. (Technically I signed gave to the agent but agent haven’t mail out to him yet) He emailed me his renter insurance and he paid one month broker fee to the agent. Now before he move in he want whole place to be professionally cleaned and whole place to be paint.which is fine with me. Now he want a new ac, and new light bulb shelf inside the closet to be removed ( I dislike those requests ) and He has a mother who is little difficult. Since he haven’t move in yet. He suppose to move in May 12th and I am thinking of back out from the contract. Do I have right to do so now? What’s the my legal right? I feel when tenant is kind of too demanding and requesting at beginning is better to quit to work with them right the way.
