I’m flipping my 1st house. Should I provide a home warranty? Which home warranty companies are reliable and worth the price? How much should a home warranty cost? How many years of warranty? Thanks

Has anyone had either good or bad experiences with used central AC units? I came across a used Goodman set compressor and handler for $600; it was used for about a year. The homeowner- who is my neighbor - replaced it for a larger unit after they added heated SF to their house. So it seems lightly used. But I called Goodman to check on the warranty and they said the 5 year warranty is not transferable, that it’s voided if the system is moved. That seems expected. So the question is how risky is it to install used central AC equipment? Is it unethical or unwise to flip a house that has a used AC system? All the ductwork is new. But the value of the house has maxed out the neighborhood and the renovation is way over budget so I’m looking for ways to reduce expenses. Thoughts? Warnings? Experiences? Thank you

Get out of their club ASAP while you still have money, these are professional sales artists, not real estate experts. Many of them have never done a real estate transaction. The only transactions they are interested in doing is the sound of Ching Ching on your wallet. Besides, for $20 you can buy a book that the author and editors poured their heart and soul into, usually for longer than a year. That’s $20 well spent!!

Nice post. What return do you calculate is needed in order to justify the long distance and investment risk? On a first deal I think it makes sense to find a deal with more room for error. If your numbers are off or unexpected expenses come into play, 2% gives you no wiggle room. Unexpected expenses happen more often than you can imagine. Also, if it were me, just to be able to learn more, doing a first deal, I would focus on properties closer to home. Think about the return, compare it to other investment returns, make sure the return matches the risk.

Dang, is there any way to post a photo on the forum? The ceiling I’m referring to has an 8” wide drop down edge (drops about 6”, with lighting all the way around between it and the ceiling, and can lights on the bottom side of the drop down.

I saw this ceiling design in a tiny 200 sf AirBnB, and it makes the room look much bigger than it actually is. Any idea what the design is called? It looks like it might be a prefabricated product? Any idea who sells it? I’m thinking it could make a small living room look stylish and larger. ImThoughts?

Anyone know of any good staging companies in Tampa? I'm doing my first flip. All my other properties are BRRRR rentals, so I've never flipped a property. Is staging the best way to go for putting on the MLS? How much should staging cost; the main house is 3/2 and 1300 sf, the detached in law suite is 1/1 and 800 sf. Any advice appreciated.

Sounds right to me. So the question is, how does one transition from small deals to large deals?
