Found a 4 bed 2 bath 1404 sqft in Tampa, FL. Property is listed as a SFR but could easily be converted back to a duplex with separate entrances.

Thoughts: 

Rents used are too low, value used is too low, and if you can get a 1400 SF in Tampa for $80,000 block construction then I'd be curious to learn the rest of the details right away.

Where are your comparable rentals from?  

What lender is offering 5% and 30 years on a property needing a major renovation without financing the renovation?

Where can you find a fully renovated duplex in Tampa for $155,000?  If you can, why not just buy that and skip the risk on this project?

Rents in Tampa sub $800 a month for renovated properties sounds extremely unlikely to me even in the worst location.
