Has anyone created some good spreadsheets for analyzing deals or a universal spreadsheet for investment property deals? I was about to start making a rudimentary one, but thought perhaps someone here has already created some good spreadsheets.

Thanks for your reply. It sounds like what you have done in the past with your customers is similar to what I will be doing with someone in my local market. If you could share how much you have typically charged for those services, that would be appreciated. I am a rookie and am trying to determine what is a usual % markup when working with someone this way.  If it's not permitted to post that info here, please private message me.

Thank you @Joey Noal. If that's the case, turn key is not what I meant to ask about. I am asking about properties that are purchased at wholesale and need renovation, and then either become rentals or sell them, and inquiring about the usual fees for someone else managing all steps. 

I should have asked question as follows: 

What are the usual and customary fees for these services? 

Finding and assisting in buying an SFH to be renovated as rental property: ___% of purchase price?

Getting the renovations done, managing the contractors: Cost plus ___% of cost?

Getting it rented: 1st months'rent ?

Ongoing PM ___% of monthly rent?

Finding and assisting with buying an SFH to renovate and sell: ___% of final profit?

Does anyone have any sample agreements for Turnkey SFH and JV Fix & Flips? What are the usual and customary amounts paid by the investor to the Turnkey or JV?
