Kim, If you only own the Tax Lien Certificate in FL, you do not own the property.  You have to file a Tax Deed Foreclosure application with the county, and they will then hold an auction for the Tax Deed.  IF no one bids on it, then you (if you're the one who filed the TDF application) will get the property.  Otherwise, it'll go to the highest bidder.

PM me if you need more information.  I am in FL, and own several Tax Lien Certificates, and have filed a TDF application in the past.

Are any of you using a local person to call, email, etc FSBO's and FRBO's from CraigsList and FSBO websites? I am not asking if you're using a VA from another country, but a local person.

If so, are you paying $X per Prospect Sheet turned in, a set fee or percentage of the profit (if you close), or a combination, and how much do you pay?

My son is unemployed, and I thought I could pay him to do this marketing for me.

Any thoughts, comments or suggestions ...???

I've recently received emails from Joe McCall and Cris Chico about their apprentice or partnering programs. Their programs look just alike, almost word for word, or am I seeing double?

What's everyone's opinion on the non-franchise real estate license brands you can join? I've found a few of them out there. I know Dev Horn works for one.

You pay a monthly fee, get to use their phone # and website, and any leads from your area come to you. You pay no royalties or separate marketing fees, other than what you actually use.

What is your opinion of purchasing a license for one of the real estate marketing companies. Here are a few, and there may be others:

All provide a dedicated phone number and website, branded marketing materials available for purchase (post cards, letterhead, business cards, billboards, TV commercials, etc), for a monthly fee ($230-$450). Any leads from your county or zip codes come to you. They are not franchises, such as Homevesters, so there are no royalty fees, split of profits on deals, monthly marketing requirements, etc. You pay your monthly fee, and that gives you rights to use their brand name.
