So, can you "flip" a short sale these days, and if so, what's the best way of doing it?

Is anyone getting the homeowner to sign over a Quit Claim Deed to you? If so, are you then able to negotiate directly with the bank to get the mortgage reduced?

This would be like a Subject-2 transaction, so does the mortgage stay in the homeowner's name? If so, what are the steps to get the reduced mortgage into your name?

Does it matter if there's a holiday during the week? As an example, this coming Monday is Memorial Day, and no mail will run. That usually means they will receive alot of mail on Tuesday. Should I go ahead and mail this Friday, wait until next Friday, or mail sometime in between?

In your direct mail campaigns, which day have you found best to mail? Does it matter which day of the week it's received?

Do you separate the locals from the out-of-area, so they're receiving it on about the same day?

If this has been asked before, I apologize, but I couldn't find anything when I did a search.

Is anyone using a money partner to invest in Tax Liens? Not Tax Deeds, where you hope to foreclose and get title to the property, but Tax Liens. The first goal is to make a good return on the money, and if it doesn't get redeemed and we have to foreclose, that'll just be gravy.

If you do this with a partner, what is your arrangement with them as far as splitting the interest?
