Phenomenal Explanation! Bravo and Congratulations! I appreciate you sharing with us who are new on this Journey the very clear and concise breakdown of all of your steps. From the use of the Calculators to the Rehab Budget and even how you Funded this deal. Whats even more impressive  is that You are using Great speed to ramp up and scale. I would most Definitely Replace it! Its absolutely a fire hazard, and if you have altered or tampered it in any way it is a potential disaster.

This is great! My friend has an Amazon Buisness and turned me on to Fund and Grow. I am currently his Secondary on his account and he has gotten 150K in Buisness Credit through his second round with them. I believe it is like 0% for 12-18 mos. im in the process now of getting mine donw and should know pretty shortly hopefully in the next 4-6 weeks. Hope this helps. Im not affiliated with them either.

Hi Jeff,

First of all Thank you for your Service!

Second, I think that if you get in to a house hack situation with A VA loan you can potentially be in to a great deal for little money out of pocket. Just make sure that you anylize your Deal and dont go in Blind. I acually think that realestate is by far the smartest investment one should make! Thats just my .02 cents. Hope that it helps.

Thats a great Story! and Totally inspiring. Im an Electrician in NYC and have started with our first 2 family house hack. I love the way you went for it! That makes it so fun. I suppose the moral of the story is to have the vision, line your ducks in a row and then Deligate everyones role untill the end of the project. That being said, Id love to know how did you guys figure out the design and were there standard designs to choose from? How were you able do determine exactly what the fit would be for the design? Was it based on Comps of similair multifamily units in the area?

I know that you were targeting market rate, but not section 8.

Anyway this is a really awsomw story and thank you for posting and sharing in such detail.

My name is Lewis,

I am living a very parrallel life to you about to do the exact same thing that you just did. Very interesting to see someone on my exact path. We bought a single family house and renovated it soup to nuts. I renovated the basement and now have a 2 family house that we rented out and are about to do a cash out refi. I have a few more repairs to do mostly cosmetic, and then we will be reappraised! Hopeing to be i #2 early 20/20. Glad to see someone a little ahead of me makes me believe that this is all really possible!

To always be able to make my own decisions in life/Buisness. My Day Job is Backbreaking Heavy work, and at Times uncertain. Getting our first 2 Family House that we are house hacking has taught me about extra monthly income, and taken a tremendous amount of pressure off of me as a Providor. That Being said, Im an Electrician, and enjoy building stuff so this just seems like the best choice as I approach My mid 40’s.

Now to learn how to 10X this stuff so we can achieve being Time Rich!

Not Time Broke! The $ is sure to follow:)
