I have used B&E Pest Control for many termite inspections over the years. Darrell always does great work and is easy to schedule. For home inspections, I use Big John Home Inspections. Not a large outfit, and doesn't utilize technology, but is extremely thorough at a very reasonable price. If you are okay with paper copies and cell phone photos, I don't think he can be beat. I've been very impressed with other inspectors though and the means by which they deliver the finished product. Lots of good companies to choose from here.

In my experience, people categorize North Highland as a C-class neighborhood at best. But do note that I have encountered several investors who push the Highland moniker across Walker, Shartel, or even Western, which I disagree with. I'm not familiar with North Highlands proper, but I do own a couple properties in Britton (immediately to the West). There are deals to be had, and in my experience, the tenants have been of good quality; however, out of state money has flowed into that area heavily and that activity has pushed prices above what I consider the values of the home.

I use Chicago Title for title work, especially Lisa Kalman at the Cross Rock office. But have used OKC Abstract as well, so second @Cassi Justiz's recommendation. For insurance, I use Creighton Haddon at BancFirst Insurance but I didn't switch to that office until I had more than 10-15 properties so I'm not sure how they compare at lower levels.

I have used Jim Matthews before on a couple tricky ones - he was straightforward on the process and he handles everything.

You and everyone else - the ones I've seen are few and far between. OKC does not have a high inventory of those type of properties (most are dated), and what does come up on the market is overpriced compared to SFH. I'm not aware of off-market resources, but I'm sure there is someone who will chime in. It seems that in the past 10 years, small multi family owners here dream of the big out-of-state money for their properties, and list those properties with commercial brokers.

I've been very pleased with Major Plumbing. But don't disagree with any of the other recommendations above.
