4-25 unit Multifamily properties in Oklahoma City

I'm a long time resident and a relatively new real estate investor in Oklahoma City.  I'm looking to buy some small multifamily properties with 4-25 units.  I've reached out to various wholesalers, but it seems like nearly all of them are focused on SF and I have yet to see someone send out a MF deal.  I've also talked to some brokers that deal in commercial real estate and I have bought at least one deal from them, but I know I must be missing a whole world of deals.

Does anyone have a recommendation for the best way to find off-market MF's or see more deal flow for 4-25 unit Multifamilies in OKC?

You and everyone else - the ones I've seen are few and far between. OKC does not have a high inventory of those type of properties (most are dated), and what does come up on the market is overpriced compared to SFH. I'm not aware of off-market resources, but I'm sure there is someone who will chime in. It seems that in the past 10 years, small multi family owners here dream of the big out-of-state money for their properties, and list those properties with commercial brokers.
